Although Blackhawk is rightfully considered to be an exclusive neighborhood, a close examination of recent sales shows that even here, there are often homes available at prices to suit most people.
Yes, it is easy to spend over $5 million on a home in Blackhawk, but unless you are looking for something extraordinary, you really do not need that kind of a budget.
In the first quarter of 2010, the average price paid for a detached home in Blackhawk was below $970,000 with the lowest priced home selling for $699,000 for a 4 bedroom, 2.5 bath home with just under 2300 square feet of living space on almost a quarter acre lot. Yes, it was a short sale and in need of some updating but still represented very good value.
At the upper end, a beautiful 5 bedroom home on Blackhawk Drive sold for almost $6 million but this was a newly constructed 8,200 square foot estate on two thirds of an acre. It would be hard to replicate it at that price.
A number of townhomes within Blackhawk Country Club's gates also sold in the same period. In the same time period, $600,000 could have gotten you a pleasant 3 bedroom home with almost 2300 square feet of living space and a 3-car garage. That compares very favorably with surrounding areas that would generally be considered far less desirable.
Blackhawk home prices have fallen considerably during the recent recession but there seems little doubt that they will re-bound in due course. It is generally accepted that real estate prices have bottomed out here, as in most parts of the San Ramon Valley, and while significant price increases appear unlikely in the near future, this makes Blackhawk homes more affordable for most people than they have been in years.
